First Registrations

ASK A QUESTION

Most property in England and Wales is already registered with HM Land Registry, but some older properties aren’t. Often, ownership is recorded only in historic paper deeds because the property has never been sold, transferred or mortgaged in a way that triggered compulsory registration.

Registering your property before a sale, remortgage or other future transaction can save time and reduce complications later. A registered title gives a clear record of ownership, and makes it easier for you, your family or your executors to deal with the property in the future.

To register an unregistered property, we submit the relevant deeds and supporting documents to HM Land Registry as evidence of ownership. Once the application is approved, HM Land Registry creates an official title register confirming ownership, along with a title plan showing the extent of the property.

How we can help

We can:

  • Review your title deeds and ownership documents
  • Confirm whether your property is registered
  • Prepare and submit your first registration application
  • Deal with any enquiries raised by HM Land Registry
  • Keep you informed throughout the process

If your home has never been registered, sorting it now saves time and complications when you later come to sell or remortgage.

Some people come to us because they own an older property that’s never been registered and want to put that right. Others are administering an estate and need a registered title in place before a sale can go ahead. Either way, we’ll handle the application for you.

If you’re not sure which of these fits your situation, call us, and we’ll point you in the right direction.
