Not all land is registered. If a piece of land has been in the family for years and never sold or mortgaged, there may be no record of it at HM Land Registry at all, just the old deeds in a drawer. That tends to be fine until you come to sell it or pass it on, when a registered title makes everything a good deal simpler.
