Clare Bessant-Nicholls

I qualified as a solicitor in 2002 after training with a high street firm in Richmond. In 2022, I joined the Wells office of Chubb Bulleid and have recently moved from residential conveyancing to the agricultural department. Although I lived and worked in London for some years, I grew up in rural mid Wales and so am at home in Somerset and I feel very privileged to work in the beautiful cathedral city of Wells.

What I do

I have over 20 years’ experience of property work in a variety of firms – including three years practising on Sark in the Channel Islands – and now deal with an array of agricultural matters including the sale and purchase of farms as well as smaller plots of land; transfers of part; preparing and reviewing auction packs; applications for adverse possession and for first registration based on lost title deeds; deeds of easement and also some residential property matters as well. Each matter has its own quirks and complexity so every day brings new challenges to be met whilst ensuring that work is carried out in a timely manner and clients are kept informed at every stage.

A bit more about me

Before qualifying as a solicitor, I studied English followed by a post-graduate diploma in publishing and spent eight years working for a literary agency. This sparked an interest in contract law and copyright and led to a legal career via a conversion course and an LLM in Entertainment Law. I did not expect then that it would also lead eventually to practising property law in Somerset!
